General Terms and Conditions
Dear guests, the team of T&T Ferienhausresidenzen welcomes you warmly. We wish you a perfect stay, a wonderful, relaxing time in our holiday homes. We are constantly striving to keep our holiday accommodations at a high level of equipment and care. We would be grateful if you would treat the furnishings with the same care and also ask your fellow travellers to use the holiday accommodation with care.
Waste separation is subject to extensive municipal regulations in Tyrol, which we try to implement to the best of our knowledge and belief.
Please keep the entrance door closed and when leaving the house please close the windows to avoid possible damage due to severe weather or burglary.
The access code to open the front door, which we will send you on the day of arrival, is known exclusively to you. Our housekeeping team and our caretaker will only enter the house in consultation with you. However, it may be that the caretaker sporadically works in the outdoor facilities, in the course of the maintenance and monitoring of the facility.

Liability
T&T Ferienresidenzen GmbH is not liable for valuables, luggage and cash brought along as well as accidents of the guests. Parents are liable for their children. We would like to expressly point out that the holiday accommodation may only be occupied and used by the persons registered with us! With the legally binding booking and the conclusion of the contract you accept our conditions. This way we can guarantee that we will be able to provide you and your fellow travellers with a well-kept and clean holiday home in the future.

Guest Registration & Deposit
All guests agree that for reasons of transparency, security, fraud prevention and anti-money laundering, as well as legal requirements, we request a valid photo ID and other guest-related data prior to arrival.
These are transmitted to us and the relevant authorities via the guest registration (pre-check-in). Registration prior to arrival is obligatory for all guests and a prerequisite for gaining access to the accommodation.

It is also obligatory to pay a deposit by credit card during the registration process.

Check-In & Check-Out
Self-contained contactless check-in using access codes is possible from 16:00 on the day of arrival. There is no reception or staff on site. However, we reserve the right for our staff to personally accompany the check-in and check-out.
On the day of departure, we ask our guests to vacate the holiday home by 10:00 a.m. at the latest.
On your departure, we ask you to leave the accommodation tidy, to separate and dispose of the rubbish in the bins provided for this purpose outside the holiday home (entrance area to the property and in the separate cottage behind house 21).
Cancellation
Free cancellation up to 14 days before check-in. A refund of any agreed deposit is deemed to be secured.
If the cancellation is made within the 14 days until the agreed date of arrival, 80% of the contractually agreed sum is payable.

Quiet hours
In the interest of good neighbourliness, we ask you to observe the usual quiet hours, such as midday, night and Sunday rest. In addition, it is essential to observe the night-time quiet between 22:00 and 06:00. We therefore ask you to turn down your TV, PC/notebook, mobile phone and radio to room volume during this time. Furthermore, no music may be played outside during these times.

Cleaning
The accommodation is professionally cleaned before your arrival. There is no cleaning during your stay, unless an interim cleaning has been contractually ordered in advance. This intermediate cleaning, including the exchange of bed linen and towels, is particularly recommended for longer stays.
The accommodation must be left in an orderly and tidy condition on departure. Leftover food and food in the refrigerator must be disposed of before your departure. Dirty dishes must be put in the dishwasher, which must be switched on at departure.

Smoking & Parties PROHIBITED!
Smoking is strictly prohibited in the accommodation, on the roof terrace and on the ground floor terrace!
If you do not comply with the smoking ban, we may, without any refund and with immediate effect, evict you from the accommodation and ban you from the house. All damages and additional cleaning costs caused by the non-observance of the smoking ban will be charged directly to the guests. It is also strictly forbidden to have parties. This will also result in a house ban with immediate effect, without any reimbursement of costs. We take the liberty of charging a special fee of 500€ in case of non-compliance with the party or smoking ban.

Access to the house – Entrance code
Please do not give the access code to strangers. The access code is exclusively for you and your fellow travellers.
Third parties have no right of access to the holiday homes. The caretaker and the housekeeping team will only enter the house in consultation with you.
Damage
Even if we assume that you will treat the accommodation with care, it may happen that damage occurs. This must be reported immediately to T&T Ferienresidenzen and ideally documented with photos. Guests are liable for damages to the amount of the replacement costs. Any form of vandalism will be reported to the police. Any costs incurred as a result will be charged to the guests without exception. A house ban will be imposed.

Waste/Garbage
We ask you to separate waste as far as possible and within the framework of a careful use of resources as follows:

1) Bins in the entrance area to the property for

Plastic
Bio bin for food leftovers, fruit, vegetables, meat (organic materials)

2) In the cottage, right entrance door – behind house 21
Glass – wine bottles etc.
Cardboard
Paper
Metal (beer cans etc.)
Please do NOT dispose of waste, leftovers, harmful liquids or the like in the kitchen sink, in the toilets, or in the washbasins and showers!
Avoid anything that can cause blockages in the pipes (no hygiene articles in the toilet).
Guests are fully liable for any blockages caused by unlawful disposal in drains or toilet.

Geothermal system (heating and cooling)
The system for cooling or heating via geothermal energy may only be operated by trained personnel. Please do not attempt to change the preset temperatures. An automatic programme is stored according to the outdoor temperatures. Manual operation can lead to errors and destruction of the system.
Please contact T&T Ferienresidenzen if you have any problems with the heating or cooling.

Ventilation
To avoid the formation of mould, please air the rooms sufficiently, at least once a day for 5-10 minutes and especially after showering.

Smoke detector
The dismantling of smoke detectors in the accommodation is expressly forbidden and may lead to a fine or the forfeiture of the deposit.

Kitchen
Please take good care of the kitchen equipment and technical appliances. Since a dirty kitchen pleases no one, please return dishes, pots, cutlery and appliances to the cupboards only in a clean and dry condition. Leave the interior of the oven and microwave in a clean condition. Before leaving, please clear out the fridge and freezer. Dispose of your own leftover food and leave the interior of the fridge and freezer in a clean condition.

Cleaning supplies Self-care
We kindly point out that you are responsible for providing your own toilet paper, washing-up liquid, dishwasher tablets and other cleaning products for the duration of your stay.
T&T Holiday Residences provides a ‘cleaning starter pack’ in limited quantities to help you arrive comfortably and is aimed at shorter stays.

Pets
Bringing pets (maximum two) is allowed after prior agreement with T&T Holiday Residences and will be stated in the contract. An additional cleaning fee will be charged for bringing pets. Should pets be brought unannounced, we reserve the right to charge a special fee of 500 euros.

Internet
A wireless internet connection (WLAN) is available in the holiday accommodation. A certain speed is not guaranteed and we are not liable for any failures. The use of the internet with your own WLAN-enabled end device (notebook, smartphone, etc.) via the WLAN connection is free of charge for guests. The usage data may not be passed on to third parties. T&T Ferienresidenzen must be informed immediately of any loss of or access to user data by third parties. The actual and permanent availability or reliability of the internet access is not guaranteed. T&T Ferienresidenzen expressly points out that malicious software can get onto guests’ devices through internet use. T&T Ferienresidenzen accepts no liability for damage to guests’ terminal equipment caused by internet use. You use the internet at your own risk, T&T Ferienresidenzen excludes any liability in connection with the internet use of guests. Guests agree to comply with applicable law and NOT to use the internet access for the following purposes: – Distributing, making available or reproducing copyrighted material – in particular “file sharing”.
– Sending of harassing, threatening, defamatory, immoral or illegal content
– sending SPAM (mass notifications).
If guests make legal transactions liable to costs via the Internet access, they alone shall be responsible for the liabilities entered into. The resulting costs are to be borne solely by the guests. Guests shall indemnify T&T Ferienresidenzen against all claims and damages of third parties which are due to an illegal use of the internet access or which have come about due to a violation of the agreed rules by guests.

Prohibition of illegal activities
We would like to point out that illegal activities of any kind, as well as body-related commercial services or abuse on the Internet, are strictly prohibited and will be reported immediately in the event of non-compliance. Non-compliance entitles T&T Holiday Residences to immediate termination and all guests must vacate the property immediately. There is no entitlement to a refund of the rental price in this case.
